Landlord & tenant law is one of the most complex and specialised areas upon which solicitors are asked to advise. However, our specialist landlord and tenant team can help whatever the nature of the query. It may be a case of granting or advising on the terms of a residential tenancy, recovering possession or dealing with claims for disrepair. We also have expertise in advising on homelessness and anti-social behaviour issues.

On the commercial side, we regularly undertake forfeiture proceedings for landlord clients, as well as dealing with dilapidations and other breaches of convenant. Our team can also undertake such matters as the acquisition by tenants of the freeholds of their blocks of flats under the Landlord & Tenant Act 1987 or the Leasehold Reform Housing and Urban Development Act 1993.

Hasty actions - such as eviction by a landlord, or refusal of rent by tenants - can lead to serious penalties if the law is infringed. However reasonable it may seem to take a particular action, the legal implications may prove more damaging in the future, and it is always advisable to seek legal advice before taking action.

John is the Housing Supervisor with the responsibility for repossession actions, housing disrepair actions, homelessness, debt matters and advice to landlords as well as tenants and representation in County Court actions. He also has substantial experience in anti-social behaviour work and has successfully defended many ASBO’s. He is also an experienced advocate. John was recently nominated as a finalist for Legal Executive of the Year at the prestigious Welsh Law Awards.
